How Many REALTORS® Can I Use?

Many REALTORS® insist on an exclusive contract, but you will probably need two different ones if you are buying and selling at the same time.

Generally it is recommended that you look around and check your options not only for houses, but also for any services or products. It's all the more important to find qualified REALTORS® who will help you sell your house fast, find the home of your dreams and ensure that you afford it.

The majority of REALTORS® choose exclusivity agreements, which means that you cannot let other REALTORS® handle the process of buying or selling your house. These agreements are usually set for a certain period, from two to six months, and they are conceived so that the REALTORS® make sure that they are paid for their work.

Dealing with more than two REALTORS® to buy or to sell a home is not recommended, even if you are not restrained by an exclusivity agreement. Given the fact that REALTORS® are paid on commission only if the transaction is completed, REALTORS® will probably not have the motivation to put a lot of effort in their work for you if they realize you're working with others.

While choosing more REALTORS® is not a good idea, this doesn't mean that you must work with the same REALTORS® if you are buying and selling a home at the same time. In fact, most REALTORS® specialize in only one of the two operations, so they will help you for only half of the deal. REALTORS® also choose certain communities in which they specialize, so it would probably be better to work with one who knows your community of interest. In these particular instances it is recommended that you work with two REALTORS®, in order to cover both sides of the sale.

If you are not legally confined by a contract, you can ask for the opinion of all realty agents that you can think of. But you should let them know this from the very start, as it may increase their willingness to put extra efforts in for you. However, bear in mind that the best REALTORS® have a very tight schedule and will probably disagree with this kind of arrangements
