Many factors contribute to the sale price of real estate including features, neighborhood, facilities, and the current real estate market. Knowing your home’s value and correctly pricing it is one of the most crucial steps in selling real estate. It should neither be overpriced nor underpriced. Your ultimate goal is to sell your home at its best current price without rushing to sell it to the first buyer who contacts you.

Normally, a Comparative Market Analysis (CMA) is done to estimate the price of a home by comparing it with other similar properties. However, you have to keep in mind that some factors do not have an influence – negative or positive - on the market value of a home.

What are these features? This question needs an answer before establishing the market value of real estate. The sale price of two similar homes at one point of time might differ drastically at some other point. This is natural, because real estate values are not static and they are dependent on many parameters, such as neighborhood construction and many other factors. So, while setting the price of your home, do not argue much over the price at which you bought it three or four years back. Keep in mind that the value of real estate does increase over time, but the rate is not the same with every home or property.

So, the purchase price of a home has nothing to do with its current market value. Repairing and maintenance is another factor that has to be kept in mind when setting the price of a home. Although, renovations do add to the overall value of real estate, some tasks like getting the windows repaired or fixing a broken pipe are necessary and should be done before selling the house. The cost of these repairs will not be added to the market value of real estate. However, if you want to introduce some state-of-the-art features to make your home stand out, then those will definitely contribute to the overall value of your house.

If you are selling your home because you want to move to another area, then the cost that you will bear in updating your new home will not have an effect on the market value of your current home. Same goes for the buyer who is probably selling some other property to afford the cost of a new home. He or she will not be concerned with how much the seller is demanding; rather they will merely look at how much the home is worth depending on their current situation.

If a buyer is able to find a similar home with the same kind of features and amenities, he or she will not consider that your home has recently been renovated or repaired. Although the above-mentioned features have no direct influence on the market value of a home, you have to consider them before setting the price of real estate in order to get what you deserve and make enough money to buy another home or pay off the mortgage.
